Choosing the Right Window Tint for Your Commercial Property

When you’re choosing upgrades for your commercial property, window tint may not be at the top of your list. Windows are already there, so it can be easy to assume there isn’t much you can do to improve them without replacing the glass entirely.

The good news is that commercial window film can provide many of the benefits of upgraded glass without the expense and disruption of a full window replacement. The challenge is choosing the right type of window tint for your particular property.

Not every business has the same needs. A retail storefront may be primarily concerned with heat and glare, while an office building may need better privacy. A restaurant may want to make its dining area more comfortable, while a medical office may be looking for a combination of privacy and natural light.

At Grafics Unlimited, we help businesses find window tint solutions that fit the way they use their space. Before choosing a tint, it helps to understand the different factors that should go into the decision.

Start With Your Main Goal

The best place to start is by asking a simple question: What problem are you trying to solve?

If your storefront becomes extremely hot in the afternoon, heat reduction may be your biggest priority. Are employees are constantly squinting at computer screens because of sunlight? Glare reduction may be more important. If you’re concerned about merchandise fading in the windows, UV protection should be high on your list.

You may also have several concerns at once. Fortunately, today’s commercial window films can address multiple issues with a single installation.

Some of the most common reasons businesses choose window tint include:

  • reducing heat,
  • controlling glare,
  • improving privacy,
  • protecting interiors from UV exposure,
  • increasing energy efficiency,
  • and improving the overall appearance of the building.

Once you know what you want the film to accomplish, it’s much easier to narrow down your options. Before diving into specifics for each type of window film, here’s an overview of the different tints and what they’re good for:

Now, let’s dive a little deeper into which commercial tint may be right for your commercial property.

Consider How Much Heat Your Windows Receive

Large windows are great for bringing natural light into a commercial space, but they can also allow a significant amount of solar heat inside.

This can be particularly noticeable on windows that receive direct sunlight for several hours each day. A west-facing storefront, for example, can become especially uncomfortable in the afternoon when the sun is lower in the sky.

If heat is one of your primary concerns, look for a window film designed specifically for solar heat rejection. These films can reduce the amount of solar energy entering through the glass, which can make interior spaces more comfortable and reduce the workload on your air conditioning system.

This doesn’t necessarily mean choosing the darkest tint available. In fact, a film’s darkness and its ability to reject heat aren’t always the same thing. The technology used in the film matters just as much as its appearance.

A professional window film installer can help you choose a product that provides the level of solar control you need without making your storefront unnecessarily dark.

Think About Glare

Glare is another common problem in commercial buildings, particularly those with large windows or open floor plans.

For a retail business, glare can make it difficult to see products displayed near windows. In an office, it can make computer screens difficult to read. Restaurants can also experience uncomfortable glare on tables and other reflective surfaces.

The goal isn’t necessarily to eliminate natural light. Most businesses want their spaces to feel bright and welcoming. The goal is to control the harshness of direct sunlight while maintaining a comfortable amount of daylight.

Window film can reduce glare without requiring you to keep blinds or curtains closed throughout the day. This can be especially useful for storefronts where visibility and natural light are important to the customer experience.

Decide How Much Privacy You Need

Privacy requirements vary significantly from one commercial property to another.

A retail store may want customers to easily see through its windows, while an office located on a busy street may prefer to limit visibility from outside. A medical office, financial institution, or professional office may have a much greater need for privacy.

There are several types of films and finishes that can change how easily people can see through a window. Depending on the product, you may be able to create privacy while still allowing natural light into the space.

It’s important to consider when you need privacy, too. Some films provide greater daytime privacy when the exterior is brighter than the interior. If you need privacy around the clock, your installer can help you determine which type of film is appropriate for your situation.

Don’t Overlook UV Protection

Even when heat and glare aren’t major concerns, UV protection can be an important reason to install commercial window film.

Ultraviolet radiation that enters through windows can contribute to fading and deterioration of flooring, furniture, displays, artwork, merchandise, and other interior materials.

This can be especially important for businesses that have valuable products displayed near windows. Clothing stores, furniture stores, restaurants, hotels, galleries, and offices can all have interiors that are affected by prolonged sun exposure.

Many window films are designed to block a significant amount of UV radiation while still allowing visible light to enter the building.

Window film won’t prevent all forms of fading because sunlight isn’t the only factor involved, but reducing UV exposure can help provide another layer of protection for your interior.

Consider the Appearance of Your Property

Function isn’t the only consideration. Your windows are also a major part of your building’s exterior appearance.

The right window film can give a storefront a clean, polished, and consistent appearance. Depending on the type of film you choose, you can create anything from a subtle change in appearance to a more dramatic look.

This is particularly important for businesses where curb appeal matters. Your storefront is often one of the first things potential customers see, so the appearance of your windows can contribute to their first impression of your business.

Before choosing a film, think about how you want the building to look from the street. Do you want the windows to remain relatively clear? Would you prefer a darker appearance? Are you trying to create a more uniform look across windows that currently have different levels of visibility?

A professional installer can show you the available options and help you choose a film that complements your building rather than working against its existing design.

Think About Your Existing Glass

Not all commercial windows are the same, and the type of glass already installed in your building can affect which window film is appropriate.

Factors such as the age of the glass, whether it is single-pane or insulated, the size of the windows, and the amount of sunlight they receive can all be relevant when selecting a film.

This is one reason choosing a window tint based solely on its appearance isn’t always a good idea. Two films may look similar but have very different performance characteristics or installation requirements.

A professional installer should evaluate your existing glass before recommending a product. This helps ensure the film is compatible with your windows and appropriate for your particular application.

Consider Your Budget

Cost is naturally an important part of any commercial improvement project.

Window film is available at a range of price points, and it can be tempting to simply choose the least expensive option. However, the cheapest film isn’t necessarily the best value for your business.

Think about what you want the film to accomplish and how long you expect it to remain installed. If you’re primarily interested in appearance, your needs may be different from those of a business looking for significant solar heat reduction or improved privacy.

It’s also worth considering the potential long-term value. A quality film can provide benefits for years, including improved comfort, reduced glare, protection from UV exposure, and potentially lower cooling costs.

Rather than looking only at the installation price, consider the overall value the film can provide over its expected lifespan.

Commercial Window Tint vs. Other Options

Window tint isn’t the only way to control sunlight in a commercial building.

Blinds and shades can provide privacy and glare control, but they can block natural light and require employees or customers to adjust them throughout the day. Curtains can provide similar benefits, but they may not be practical for large storefront windows.

Exterior awnings and solar screens can help block sunlight before it reaches the glass, but they can significantly change the appearance of a building and may require more maintenance.

Replacing existing glass with specially designed energy-efficient glass is another option, but it can be considerably more expensive and disruptive than applying window film to the existing windows.

For many businesses, window film provides a middle ground. It can improve the performance of existing windows without requiring a major construction project or completely changing the appearance of the building.

Don’t Assume Darker Means Better

One of the most common misconceptions about window tint is that darker film automatically provides better performance.

That’s not necessarily the case.

Window films are engineered with different technologies and performance characteristics. A relatively light film can provide significant solar control, while a darker film isn’t automatically the best choice for reducing heat.

This is particularly important for storefronts. If your business relies on customers being able to see merchandise through the windows, you may not want an extremely dark film.

Instead of choosing a tint based solely on how dark it looks, consider factors such as visible light transmission, solar energy rejection, glare reduction, and UV protection.

A professional can help explain what those numbers mean and recommend a film based on your priorities.

Consider Where the Film Will Be Installed

Your entire building doesn’t necessarily need the same type of window film.

A business may have large windows facing the afternoon sun, smaller windows on another side of the building, and interior glass that requires privacy rather than solar control.

Using the same film everywhere may not provide the best solution.

For example, the windows receiving the most direct sunlight may benefit from a solar control film, while interior office windows may need a decorative or privacy film. A storefront may need a different solution than a conference room or employee break room.

A professional assessment from a reputable installer can help determine whether different areas of your property would benefit from different types of film.

Professional Installation Matters

Even the best window film won’t perform as intended if it isn’t installed correctly.

Commercial windows can be large and difficult to work with, and improper installation can result in bubbles, wrinkles, visible seams, or premature failure. Professional installation also helps ensure the film is properly matched to the glass and applied according to the manufacturer’s specifications.

When you’re comparing window film companies, don’t be afraid to ask about their experience with commercial properties. Installing film on a small residential window is very different from working with a large storefront, office building, or commercial facility.

A knowledgeable installer should be able to explain your options, answer questions about the different films, and help you determine which product makes the most sense for your property.
